I think you could leave your current place—and your belongings—just as they are, and live in that room with only the clothes on your back. Having a home to return to if things go wrong with your partner would give you peace of mind.
But if you’re asking how to turn them down, I take it that you really don’t want to do that at all, right?
In that case, you could simply say that it would be difficult because you live with your parents, or that you’re going to start living with them soon. Something along those lines should work.

Why not first ask him why he wants you to live in the apartment he rented? Once you understand his reasons, you’ll probably be able to find a way to meet his wishes without having to move.
